Ty Whaley

CEO

I’m Ty, the new CEO at Coastal Realty Services, a role that brings both pride and a good dose of humility. I got my start in real estate here, tackling tasks like assembling for-sale signs, mowing lawns, and covering the front desk—talk about learning the business from the ground up!

Before taking the helm, I worked in tech, finance, and healthcare, diving into everything from AI strategy to risk management at companies like 5/3 Bank and GE Aviation. Now, I’m thrilled to bring those skills back home to Coastal.

Carrying forward the legacy my grandparents started, which my uncle and mother built upon, is an honor. Their dedication to Coastal and our community sets the bar high, and I’m excited to keep us moving forward while keeping those values at our core.

Joe Capelotti

COO/Designated Broker

Growing up in a military family, I had the opportunity to experience life around the globe before we eventually settled in Maryland. Following in my dad’s footsteps, I joined the Air Force as a Jet Engine Mechanic—a career that taught me as much about people and perseverance as it did about aircraft. My service took me across the world, and along the way I met my wife, Lisa. Together, we built a life rooted in love, resilience, and purpose while raising our two children, Tyler and Kara.

After 26 years of dedicated service, I found my next mission in real estate with Coastal Realty Services. Today, I’m proud to serve as the Qualifying Broker, leading a passionate property management team committed to exceptional service and continuous growth. Developing new agents has become one of the most rewarding parts of my career, and I’ve expanded that passion by becoming a Florida Realtors Instructor. Through programs like Workshop Wednesdays and the YESS course, I’m focused on helping agents elevate their professionalism, deepen their knowledge, and better guide customers toward their real estate goals.

My involvement with the Emerald Coast Association of Realtors has been another meaningful chapter—serving as President in 2023 and now as the 2026 Assistant Treasurer. Being honored as the 2020 Realtor of the Year remains a milestone that reinforces my commitment to both the industry and the community I’m proud to serve.

At the heart of everything I do is a simple mission: to help shift the perception of Realtors from “door openers” to true professionals who empower customers to achieve their dreams. Seeing our team, our agents, and our community thrive is the ultimate “mission accomplished”—and one I’m honored to continue pursuing every day.

Sean Guthrie

I’m a longtime Floridian with deep roots here on the Emerald Coast. After my time at the FSU College of Business and Stetson Law School, I found my passion in financial advising and have spent the last 15 years helping small businesses manage their finances and grow with confidence.

When I’m off the clock, you’ll probably find me cheering on the Seminoles or the Philadelphia Eagles. But my favorite sidekick of all is Nike, my chihuahua and corgi mix who, in my completely unbiased opinion, is the greatest dog in the world. Whether we’re out enjoying the Florida sunshine or just relaxing at home, life is always better with him around!

Tyler Capelotti

Business Development Manager/Sales Agent

I’ve been with Coastal Realty Services since 2010, starting as Maintenance Director before becoming a licensed Sales Associate in 2012. From there, I served as a Property Manager until 2016, when I was named Director of Property Management—a role in which I helped lead the acquisition of four management companies and drove significant portfolio growth.

In July 2025, I stepped into a new role as Business Development Manager, where I’m building the department from the ground up. My focus is on expanding client relationships, strengthening community connections, and creating new growth opportunities for the Coastal team.

Raised in a military family, I’ve called the Emerald Coast home since 1994. I’m a proud UCF graduate with a degree in Criminal Justice and a deep love for this community. My wife and I are raising our three daughters here, and when I’m not working, you’ll usually find us at the beach, at gymnastics meets, or serving through our local church.

I’ve served as a Board Member for the Emerald Coast Association of Realtors (2016–2020) and have been a small group leader at Beachside Community Church since 2017. For me, real estate is all about relationships, local expertise, and a strong commitment to the people we serve.

Katie Coleman

Marketing Manager

I’m originally from the small town of Huntingdon, Tennessee, but I traded the countryside for the coast—and I’ve been loving life here in the Panhandle ever since! I graduated from Murray State University in 2023 with a degree in Public Relations, and I’m genuinely passionate about all things marketing. Whether it’s building creative strategies, growing brand visibility, or finding new ways to connect with the community, I love bringing ideas to life and making an impact.

Along with my work in marketing, I have a background in Nonprofit Leadership, and supporting local organizations and causes is something that’s especially close to my heart.

Outside of work, you can usually find me soaking up the sunshine, checking out local events, or on the hunt for the best coffee spots in town!

Steven Rodriguez

Director, Property Management/Sales Agent

Originally from Texas, I moved to the Emerald Coast in 1995 when my dad was stationed at Eglin AFB and quickly realized I’d found my forever home. I graduated from Niceville High, stayed put, and now I’m raising my own family here. Now a father of three, I enjoy my work in real estate and proudly volunteer with Coastal’s annual Relay for Life team. Whether helping clients find the perfect spot or cheering on local causes, I’m all about making life here as great for others as it’s been for me!
